Tim Gerlach CPA
Principal
Tim Gerlach is the founder of StoneHarbor Capital, a commercial real estate capital markets firm with assignments across the US. He is responsible for leading the Debt and Structured Finance originations activities across all asset classes. With over 10 years of experience in the real estate industry, his expertise is in sourcing and executing debt and equity placements through his extensive network of financing relationships, Tim has placed over $2 billion of financings with an array of capital sources, including life insurance companies, debt funds, REITS, securitized and private lenders and equity partners, credit unions, banks, and over $700 million with Fannie Mae and Freddie Mac.
Tim is a Certified Public Accountant dedicated to providing actionable insights through a strong understanding of financial statements. He began his career in the real estate group at Ernst & Young, and prior to founding StoneHarbor, worked with the top finance team nationally at IPA Capital (Marcus & Millichap).
He possesses utmost integrity, enthusiasm, and a strong aptitude for success by taking a "boots on the ground" approach in his preparation, negotiation, and execution to provide value to his clients. From lease-up and distressed transactions to Borrowers with past credit issues, his perseverance and multi-faceted expertise translates to innovative capital placement techniques. He is dedicated to the principle of hard-work and trust in serving as an extension of his clients' teams.
Tim is a Los Angeles native, Eagle Scout, and graduated Cum Laude from USC's Leventhal School of Accounting. He is currently a member of the USC Lusk Center for Real Estate Board of Directors. When not spending time with his wife and daughter, Tim enjoys beach volleyball, paddle tennis, surfing, snow sports, hiking, as well as volunteering with the Union Rescue Mission and Harvest Home.

Head of Commercial Sales & Leasing
A driven and resourceful entrepreneurial professional with broad experience in acquiring and leasing commercial estate (total consideration north of $240,000,000), entitling, acquiring, and selling residential property (consideration more than $30,000,000), and raising private equity and debt (over $35 million) from both angel and institutional investors. His experience includes identifying investment opportunities, performing due diligence, initiating and managing business development projects, and establishing senior level relationships within the commercial real estate, telecommunication, educational, and private equity sectors.
Steve’s impressive background includes being James Cameron’s trusted advisor on real estate projects in California and New Zealand, as well as overseeing a 1MW solar array for the future productions of AVATAR 2 & 3, acting as project lead for 5 custom designed (Sun Flowers), dual axis tracking systems, which provide upwards of 90% of the MUSE Elementary School’s energy, and working in corporate development and co-producing a kid’s show about causes that aired on Netflix and PBS.
Steve enjoys spending time with his children in the outdoors and can usually be found hiking, cycling, swimming, or working on the weekends. Additionally, Steve supports various philanthropic causes, such as raising funds to build a well in Africa and for pediatric cancer research at CHLA, as well donating to various non-profit organizations.
Personal Achievements: Competed in the Pasadena Rose Bowl Half-Marathon 2026, Long Beach Triathlon 2024, Cal Triathlon 2023, Mission Bay Triathlon 2023, Malibu Triathlon 2023, Malibu “Olympic” Triathlon in 2015 and 2016, Malibu Classic in 2021 & 2022, a Century Ride in 2015, summited Mt. Whitney in 2010, and Mt. Kilimanjaro in February 2000.
